What are your Income and Student restrictions?
As a Tax Credit community, we are unable to rent to households comprised of all full time students. Also, depending on the size of your household, your annual income before taxes cannot be more than the following:

How much are your deposits?
Our deposits range from $225 - $300 depending on the size of the apartment and all deposits are fully refundable based on the condition of the apartment after move out.
What utilities are included in the rent?
We pay the water, trash and sewer bills . Tenants are responsible for the gas and electric, and cable, phone and internet.
At Madison Avenue, all utilities are currently included. Tenants are responsible for cable, phone and internet.
Do you allow smoking?
On September 1, 2011, all of our Fort Collins properties (Rose Tree, Willow Grove, and Hickory Hill) went non-smoking. No smoking is allowed inside the units or within 25 feet of any of the buildings.
Madison Avenue does allow smoking.
Do you have washers and dryers?
The majority of our units have a stackable washer and dryer included in the apartment. The units that do not have a washer and dryer included have hook-ups. Please see Community page for specific details per unit type.
At Madison Avenue, each of the buildings have coin-operated laundry rooms.
What are your lease terms?
We offer six and twelve month leases. The rent prices are NOT more expensive if you choose a shorter lease term.

Do you allow pets?
Yes, we allow cats and dogs. There is a seperate Pet Agreeement to be filled out for each animal. There are age, weight, and breed restrictions. Additionally, a fully refundable pet deposit is required and monthly pet rent is also required.
How much is your application fee?
We charge a $30 application fee per person 18 and older. This fee is non-refundable. The application fee covers our cost to run a credit check, criminal background check and eviction history.
